Condo Windows: What to Check Before You Film
Building rules, sealed units, and getting it right the first time.

Condos are one of our most common residential jobs in Ottawa, and they come with a few considerations a house does not.
First, the building. Many condo corporations have rules about exterior appearance, and highly reflective films can be restricted because they change how the façade looks from the street. Checking with your board before booking avoids an expensive reversal.
Second, the glass. Most condo windows are sealed double-pane units. Certain very high absorption films on certain glass types can raise thermal stress risk. This is manageable — it is about matching film to glass, which is part of the quote, not an afterthought.
Third, the actual problem you are solving. Condo units are often floor-to-ceiling glass on one exposure, which means one wall of the home controls the temperature of the whole unit. A well-chosen film can make a west-facing living room usable in the afternoon for the first time.
Fourth, access. High floors, fixed windows, and tight balconies affect how we work, and we plan for it in advance.
